Change from all results to exact results

I've got the following logic that is returning ALL results from a form input:

$WADbSearch1->keywordComparison($KeyArr7,"".((isset($_REQUEST["subdivision1"]))?$_REQUEST["subdivision1"]:"") ."","AND","Includes",",%20","%20","%22","%22",0);

This was fine if I searched: Vanderbilt Lakes and it returned anything with Vanderbilt and/or Lakes in the column it seems.

**UPDATE. I did an echo of the query WA is using and it is splitting up the query where the space is when in reality I want it to use the entire phrase. Here is what the query looks like: (((DevelopmentName LIKE '%VANDERBILT%')) OR ((DevelopmentName LIKE '%LAKES%')))

I tried this string below it and returned zero results.

$WADbSearch1->keywordComparison($KeyArr7,"".((isset($_REQUEST["subdivision1"]))?$_REQUEST["subdivision1"]:"") ."","AND","=",0);

Please advise.

$WADbSearch1->keywordComparison($KeyArr7,"".((isset($_REQUEST["subdivision1"]))?$_REQUEST["subdivision1"]:"") ."","AND","Includes"," AND "," OR ","%22","%22",0);
