PowerCMS Builder Choosing a Template when adding new page?

I took an existing site and added CMS areas to it and all is working fine. Now I need to figure out how to allow the client to add additional pages.

When I make a site with site sculptor, I used to create a page called "item" and have that be the template. It was based off of a separate design than the home page and would allow a random page to be created and linked to. For example if the client had a sale coming up they would go to the admin and make another page with the item template and add text, images, etc. Then use ?item=6 to link to the sale.

When I am adding content using the PowerCMS builder there is an option to create a new page, but no option to make it a template. I figured no big deal as i could just ad a new content region in the admin area. Couple problems arise:

The page created goes off of the home page template which is not suitable for additional pages of content.
Even if I create new content regions, they don't show up anywhere and the page just looks exactly like the home page (even if I make 5 pages ... e.g. ?item=5 )

The easy fix for me right now would be to set all the current pages to be locked (not deletable) and then add code so the appropriate page can be used as a template.

If you want concrete pages, this is the home page - www.djembroiderycenter.com , just add ?item=1 to see a created page. The page design I want to use as a template is the about us design.

What am i doing wrong?

To make a content area a template, you need to use the Power CMS Admin area.

when i visit your site, i don't see any issues with the page design. see the attached screen shot.
