UE Error: "open <%=not closed"

I've created a new registration page where an email is required to send after a new record is inserted.

I'm using the 'edit' function in the UE wizard to create my email content. Below is what i have added

When i 'OK' it, then click 'Finish' to save and close the wizard, the attached error appears, which unfortunately is preventing my changes from saving.

(Only non PHP plain text will allow to save and close without this error)

Any ideas please?
