EOF BOF driving me mad! Dynamic email address.

We're getting the following error on our form confirmation page, that holds our Universal Email script...

ADODB.Field error '800a0bcd'

Either BOF or EOF is True, or the current record has been deleted. Requested operation requires a current record.

Line 124 is...

WA_Universal_Email_1_SendMail("" & cStr((rsPROPERTY.Fields.Item("dghhemail").Value)) & "")

There is definitely a valid email address in that database field.
Any ideas why this error is being thrown?
